Buying a home with Paradigm

Buying your first home can be a daunting but exciting time. We set high standards in the quality of the homes we provide but also the service we provide.
We want to make the process of buying your first home as simple and trouble-free as possible and our experienced Sales Team will be on hand to help you every step of the way.

Select the properties that you are interested in and contact our Sales Representative

Once you have selected the properties that you are interested in, you need to contact the Estate Agent that we are selling that particular development through.

You will find their details next to the property information. You can either call to speak to them or complete an Enquiry Form and you will receive a call back.

Check that you are eligible to purchase a shared ownership property

Not everyone will be eligible to purchase a property through shared ownership, so you need to check that you meet the necessary requirements. Go to our Eligibility Criteria section and check the individual development descriptions for more information.

 

Meet with the Sales Representative

Our Sales Representative and IFA will help you with an initial affordability assessment to make sure that you are buying a share you can afford. You can also use our Affordability Calculator as a guide.

They will then take you through details of the development and organise a viewing. Often our new homes are still being built so you may not be able to view them. In these circumstances, you will be shown floor plans and images of similar developments to give you an idea of what it will look like when it’s finished.

Reserve the property and pay a reservation fee

If you wish to progress with the purchase, the Sales Representative will complete the initial paperwork and reserve the property for you. You will then need to pay a reservation fee of £500 to Paradigm, which will be deducted from your final costs upon completion. The reservation fee is non-refundable if you decide not to proceed with the purchase.

Instruct your solicitor

Your solicitor will progress with the sale liaising directly with Paradigm’s solicitor. Most shared ownership homes are bought on a leasehold basis, the lease being the key contract between you and Paradigm. Before you sign your lease, your solicitor will explain your rights and responsibilities as a shared owner. You will need to be in a position to exchange contracts within 28 days of your solicitor receiving the legal pack from Paradigm’s solicitors, with a maximum of two weeks to completion if your property is built. If you are purchasing a new home then a notice to complete within 10 working days will be given to your solicitor when handover has taken place.

Complete the sale and pick up the keys

Once the sale is complete our Sales Representative will meet you at the property to hand over the keys and show you around your new home.

Resident Sales

Select a resale property that you are interested in, by either calling to speak to us or complete an Enquiry Form and you will receive an email or call back with regard to organising a viewing.

As with new build you will need to meet the necessary shared ownership criteria requirements.

Eligibility Criteria

Before you sign your lease, your solicitor will explain your rights and responsibilities as a shared owner.

Once the sale is complete your Solicitors will guide you as to collecting the keys.
